Title: Closing Agent

Job Description : Essential Duties and Responsibilities at commencement of employment- While not a
comprehensive list of all duties and responsibilities, a successful Closing Agent will be proficient in the
areas listed below.

Closing Preparation
Receive & Enter Lender Figures, Information, & Instructions
Prepare CD and Settlement Statement
Send Settlement Statement to Lender & obtain approval
Send Approved Settlement Statement to Transaction Parties
Answer Questions from Lender & Transaction Parties in Preparation for Closing

Closing
Receipt Funds, Balance File
Prepare & Print Non-Lender/Title Company Documents
Conduct the Closing with the Transaction Parties
Provide Copies to Transaction Parties & Agents
Prepare File for Post-Closing
Follow-up and maintain contact with Customers.

Processing
Obtain all information needed for order entry and processing
Review Purchase Agreements
Request payoffs, HOA assessments and any invoices to be paid
Order Surveys
Clear title requirements
Confirm closing dates
Complete special instructions & requests from agents and lenders

Additional General Responsibilities
Work as part of the settlement team to implement strategies and processes to ensure customer
satisfaction. Develop and maintain excellent customer relations, developing positive relationships with the
agents of Berkshire Hathaway Home Services- Indiana Realty.
Work with the team to meet the needed identified.
Assist with the planning of social functions to promote IHT.
Working with leadership team to continually improve processes and procedures.
Working closely with the IHT team to ensure seamless customer experience.
